Decks, Porches, Front Yards & Fences

Deck Material
 
Owners may replace deck material either with Select Pressure Treated Wood or with Trex.
 
Wood Decking and Railings
Must be stained with the following options:
  1. Valspar’s Cedar Naturaltone Semi-transparent Exterior Wood and Sealer. Available at Lowes.
  2. Defy Extreme Semi-Transparent Wood Stain in Cedar Tone.  Available at Amazon
Effective June 20, 2023 Ready Seal Wood Stain is not approved.
Effective Feb 15, 2022, Olympic Wood Stains are not approved.
 
Trex Decking and Railing
  • Approved Color - Enhance Saddle is a Trex Enhance® color.
  • Top rail should be a continuous flat drink rail design. Post caps are not approved
 
Rear Decks Extension (Adopted by Architectural Committee and BOD 8.13.2018) 
 
Ground Level Decks
  • Decks may not exceed 12 feet for interior units and 10 feet for end units. 
  • This allows all ground floor decks to maintain a uniform appearance.
 
Upper Level Decks
Expansion of main living area deck.  
 
  • Interior unit decks can be constructed up to 12 feet deep and end units up to 10 feet deep to insure uniform appearance along the back of units. 
  • Interior unit widths not to exceed current deck width.
  • End units decks cannot be built closer to neighboring unit than current design allows, but can be extended to the outside edge of unit.
  • Building permits are required for all deck expansions. 
 
Front Porches (Effective Feb 15, 2022)
 
  • Front porches may be replaced with pressure treated wood or with Trex.
  • End units and center unit may extend their porches out by 4 feet with a width of 11 feet.
  • 16 Foot units may extend their porches by 3 feet with a width of 7 feet.
  • Color to match the Deck stain color from above.
  • If the expansion requires removal of bushes and trees; then this must be noted on the architectural ticket.
  • Removal of bushes and trees as well as porch expansion must be pre-approved by the Architectural Committee.
 
Front Yard
 
  • Section 7.7 in the CCRs stipulates that the yards in front of the townhouse will be kept as a yard for ornamental or decorative planting of grass, perennials, trees and shrubs. No picnic tables, lawn furniture, grills, fire pits, playground equipment, bikes or motorcycles should be placed or stored in the front or side of any unit.
  • No sign should be erected, posted, or displayed in front or about any lot or unit. This includes "For Sale", "For Rent", "No Parking", and political signs. 
  • No outside television antenna or radio antenna should be installed on any unit or lot.
  • All firewood must be stored on the side or in the rear of the unit and should be stacked at least 12 inches from exterior walls of buildings. - Satellite dishes will be considered following completion of the Application for Architectural Change form and approval by the Architectural Committee.
 
Privacy Fences & Screens
Privacy fences in accordance with the below height specifications may only be built in the back of units. For end units, privacy screens may only be built on the side of the unit near the rear of the unit to hide air conditioning compressor or for a propane tank. All fencing and screening must be pre-approved by the Architectural Committee via an on-line ticket.
 
For the back of units, the diagram on the following page provides specifications for construction of a privacy fence using pressure treated wood or approved synthetic. Fence should step down as noted below. Both sides of the fence should be finished and if wood, stained in accordance with specifications found under decks.
 
Privacy screening for propane tanks and HVAC units and mounting hardware, located on the side rear of the VOW unit are required to match the existing VOW trim color.  HVAC units located on the sides of end-units must be completely screened with a structure matching the siding and trim arrangement and matching the existing trim and building color.
 
Supply lines may be installed on the outside of the building or internally.  For external installations, the lines must be concealed with gutter/downspout and painted to match the existing VOW gutter color. Line housings must be installed alongside the chimney on rear for buildings or at vertical trim locations.  On end units the line housings must be run at the locations where vertical trim is located on at the inside corners alongside buttresses.
