Annual Meeting

The 2012 Annual Meeting was held on October 22, 2011, 10:00 a.m., at the Will O the Wisp conference room downstairs. Thanks to all of the homeowners that came out. Anita Hardingham announced she will be resigning as our Treasurer on Dec. 31, 2011. After the meeting the Board of Directors met with Gary Daigle, who volunteered to take over the position. Gary has been appointed by the board to be our interm Treasurer until he can be elected next year.

Dues will remain the same at $100.00 a month, and a letter will be sent out in early November. There will still be a discount, if dues are paid early.

Window Glass Replacement

Scott Patterson is trying to put together 10 people who need to have glass replaced in their windows.

Glass Unlimited, has quoted him a price of $255.00 but if he could line up 10 units that needed glass repaired he would only charge $155.00.

Landscaping

Homeowners continue to neglect the areas in front of, to the side of, and behind their units. Shrubs and bushes are significantly overgrown and weeds are in abundance throughout the complex. As a result, the aesthetic appeal of VOW as a whole has deteriorated. This task is not going to be done for you! Please take the time needed to tend to this matter and ask your neighbors to do the same!

Trash Removal

Many homeowners are placing undisposable items such as BBQ grills, humidifiers, lumber, etc. near or inside VOW trash dumpsters. Sunrise, our contractor for waste removal, cannot dispose of anything other than garbage and, as a result, these items are left behind. The VOW Association must then employ the services of someone who can pick up and haul these items to the local landfill, resulting in a charge for dumping fees.

Please be advised that these dumpsters are for bagged trash only! If the Association is aware of the person responsible for placing undisposable items at the dumpster, that resident will be sent a copy of the invoice and, in turn, will be expected to reimburse the Association for the charges incurred.

 

Now is the time to get your chimney cleaned. In light of the townhouse fire at Seven Springs, if you have not had your chimney cleaned in the last two years, please do so. Curtis Chimney Cleaning 301-746-8100 is scheduling now.

Exterior Front Light

The Property Managers recently did a property inspection and a lot of the units need a new front light fixture. They were not able to find an exact match but found a local distributor who can order a replacement light which is a good match for what we have. Some the units have replaced lights with fixtures that don't come close to matching what we have. OC Cluss (301-533-3180) will order replacement parts for you.

Painting

This is what happens when buildings are not painted in a timely fashion. A lot of the siding had to be replaced on a building on Lakeview Court (new siding is not painted yet). Some buildings are still not scheduled for painting, we realize this is not because of the owners of all of the units in the building. If you are having trouble getting everyone in your building to agree to paint please let us know. With a quality contractor now in place, the Association encourages all homeowners to consider repainting their buildings! When you compare your building to those that have been repainted, you will undoubtedly agree that yours, too, is in dire need of painting. If VOW buildings are not soon protected, replacement of siding will become necessary.

Those homeowners who wish to go forward with painting will be responsible for contacting the contractor of their choice to make arrangements for their building. Boat Docks

Marsh Hill (Season Long) prices will remain the same as last year. The price will be $700.00 which is a considerable discount. Again this year transient rental opportunities will exist at our McHenry Cove site, where we have 2 rental slips available.We have installed two new PWC (Personal Water Craft) ramps at the day dock.
