Property Management

On December 31, 2005 SBS, Inc. was retained by the Board of Directors and the Villages of Wisp Homeowners Association to manage the accounting and covenant affairs of your community. This includes overseeing all common areas of the Villages of Wisp and ensuring that the Rules and Regulations of the community are enforced. Areas covered include our "private park", McHenry Cove, the Marsh Hill Dock Site, all roads and parking areas with respect to maintenance and snow removal efforts, landscaping, trash removal, and general grounds appearance and upkeep.

Additionally, our responsibilities include, but are not limited to:

Collection of Homeowners' Monthly Dues and Annual Distribution of Payment Coupons
Processing of Accounts Payable, Estimated Taxes, Permit and Legal Fees, and Insurance as well as Bank Account Maintenance
Prepares and Distributes Monthly Financial Reconciliation's to the Board of Directors
Interacts with Homeowners and Responds to their Complaints and Inquiries
Prepares Mailings of Correspondence and Newsletters
Organizes the Annual Homeowners Meeting
Obtains Bids and Oversees Contracts for all Provided Services
Inspects Common Areas on an Ongoing Basis

Our background includes bookkeeping, payroll, spreadsheets, administration, web page design, desktop publishing, contracting, subcontracting, project management, contract negotiation, estimating and computer services.
