McHenry Cove Park

 

Summer is under way and many homeowners were enjoying our lakeside park at McHenry Cove over the Fourth of July weekend. This has been a wonderful amenity for our community. Please be reminded of the following:

  • Trash receptacles are not available in the park, so please remember to bag your trash and take it out with you.
  • The leash law also applies in the park. Please make sure your pets are on a leash so they don’t disrupt anyone’s picnic or relaxation.
  • The docks are reserved ahead of time for day/weekly use. Please contact the property manager if you would like to reserve one.
  • Several homeowners have unfortunately stepped on broken bottles, etc. in the water. It would be a good idea to wear water shoes while swimming.

 

Landscaping News

 

The common area beds are mulched every year and the Board has again approved the funds to have the front beds of every unit edged, weeded and mulched. Due to heavy constant rain in June, work on the beds was delayed until July. Each court will be completed soon. If you would like the side or rear of your unit mulched, please contact Dave Stephens at 301-334-3301 for pricing. Also, please be reminded that any trimming of bushes or trees on your property is the homeowner’s responsibility. The landscaping in front of many of the units is showing its age and this summer or fall would be a good time to replace old, dying shrubs and trees. If they are being replaced with like kind plants, no architectural approval form is needed. However, if you are changing the landscaping, please be sure to submit an Architectural Change Form.

 

Road Repairs Starting

 

Road repairs for our community were started in July. They will be using the previous tar and chip method to repair existing problems. We as a community need to address the roads and courts situation long term. The Board has been investigating the pros and cons of tar and chip versus paving and this issue will be addressed at the next annual meeting of homeowners in November.

 

It is important that you attend this meeting.

Trash Problems

 

Some homeowners are placing items that are not allowed in or near the trash dumpsters (BBQ grills, appliances, lumber, tires, etc.). Our contractor for waste removal cannot dispose of anything other then bagged garbage. These things are being left behind and the VOW Association must hire someone to pick them up and take them to the landfill, resulting in fees. You will be charged for the disposal if it is determined that you have left such items. Also, please make sure all bagged garbage is deposited in the dumpster (not along side) and the lids locked. This helps to keep the bears out! If you have large household items you need hauled, you can call Dave Stephens at 301-334-3301.

 

Boat Docks

 

We still have daily/weekly dock rental opportunities available at the McHenry Cove Park site. We have also installed two new PWC (Personal Water Craft) ramps at the day dock. They are available for weekly or weekend rental. (Weekly rate is $40 and weekend rate is $20). Please go to the VOW website and see “Boat Dock Information” and contact the property manager.

 

New Walkways

 

Some residents are still in need of walkway replacement as the original walks are becoming an eyesore and a safety issue. The Association is not responsible for replacing walks. You may contact Dave Stephens at 301-334-3301 for an estimate or check our website for additional contractors. Please remember to fill out an Architectural Change Request Form before you have the work done.

 

Late Fees for HOA Dues

Thank you to all of those who pay their homeowners fees on a timely basis. Just a reminder to those who do fall behind, the current late fee structure is: First month is $10, second month is $20, third month is $30, and $30 for each additional month. For a total of $330.00 for the year, plus 18% interest.

Please mark your calendars for the 2006 Annual Villages of Wisp Homeowners Meeting, set to be held on Saturday, November 4, 2006 at the Wisp Resort. Please make an effort to be there.

VOW Website

Please visit the Villages of Wisp website at www.vowhoa.com. It is full of useful information on boat docks, paint specifications, window part replacements, upcoming events, phone numbers of contractors, announcements, etc. Our newsletter only goes out several times per year and we are now using our website as our primary means of communicating with homeowners. Our property managers have done an excellent job setting it up and keeping it up to date, so please check it often.

Architectural Review

 All architectural changes must be approved. Please remember all exterior repairs (i.e. painting, roofing, walkways, decks, storm doors, exterior lights, etc. require the approval of the VOW Architectural Committee. The forms are on our website at www.vowhoa.com or by contacting the Property Manager.

How Does Your Unit Look?

 This spring the property managers completed an exterior townhouse inspection and site review of every building and unit in the Villages of Wisp. Because there are many homeowners who are unable to visit their units on a regular basis, the Board felt this review would be helpful in bringing to the homeowner’s attention to items that may need to be replaced or repaired, such as walkways, paint, missing light fixtures, broken windows, etc. or items that should be discarded or relocated. The Architectural Committee will be sending letters to homeowners noting the observations. If you have already taken steps to remedy the situation, please disregard the letter.
