Message from the President Dear Fellow Homeowners, Happy New Year. I hope everyone had a great holiday and is enjoying the ski season. Thank you to those of you who were able to attend our annual meeting. One of our primary discussions was the resurfacing of our courts and the Board will be busy in the coming year exploring and reviewing the options available to us. Once we have all the proposals and projections, we will be presenting it to the homeowners for discussion and a vote. A special thank you to Karen Myers, President of DC Development, for taking her time to give an outstanding presentation to update our community on future growth plans for the resort and the surrounding mountain. Effective January 1, 2006, the Board hired a new property management company for the Villages of Wisp. I would like to welcome SBS, Inc., owned and operated by fellow V.O.W. homeowners Jonni and Tom Hunt. The Board is very excited about working with them and I know they will do a great job. Also, effective January 1, 2006, the Board has retained Dave Stephens to manage all V.O.W. grounds maintenance, including snow removal and lawn mowing, etc. Dave did an outstanding job of snow removal for our Association for many years and it is a pleasure to welcome him back. I’d like to thank my fellow Board members for their many contributions throughout the past year and I look forward to working with them in 2006. If you would like to become involved in your community, the Board is still looking for volunteers for several V.O.W. committees. Please contact me or any other Board member if you are interested.

Annual Meeting The Villages of Wisp Annual Meeting took place at the Wisp Resort on November 5 th, 2005. Below are a few of the highlights from the meeting. The minutes of the meeting are available on our website. Many of our parking lots are in need of repair and the Board of Directors is in the process of investigating different resurfacing options. The pros and cons of “tar and chip” repair vs. having the courts “paved or blacktopped” were discussed. At this time, more research is needed. Once all information and proposals are received, it will be presented to the community for discussion and a vote. Our Association has been approached by DC development about the assibility of putting a walking/bike path on our property near Marsh Hill Road. This path would connect to one that goes to the Wisp Resort and eventually all the way to Deep Creek State Park. This would give people in our community and others a way to walk to Wisp Resort without walking on Marsh Hill Road. We are still waiting for answers to legal and liability questions, so no vote was taken at this time. The McHenry Cove Buy Down Project is still in progress and $15,000 has been allocated for this purchase. Property values are still increasing and it is important to maintain your property. Homeowners are responsible for the upkeep of their unit. Because many of our units are over 15 years old, many shrubs and trees are overgrown. If they cannot be trimmed, they may need to be replaced. After discussion, the 2006 Budget was approved. Anita Monroe has agreed to run as Treasurer for another term and John Butz volunteered to be on the Board. This was brought to a vote and both were voted in unanimously.

Tolliver Falls (at Swallow Falls State Park) Architectural Review All architectural changes must be approved. Please remember all exterior repairs (i.e. painting, roof) and modifications (i.e. hot tubs, lower level deck, storm doors, exterior lights, etc.) require the approval of the VOW Architectural Committee. Docks The rental of the long term docks will be $700.00 for the coming season. If you are interested please call the Property Manager. Rental of the short term docking at McHenry Cove must be done by application. Visit our web site at www.vowhoa.com to get an application, or contact the Property Manager.
Board of Directors Due to Jonni Hunt’s resignation from the board to become the new property manager, the Board is looking for a new member. Please try to give of your time to this important matter.
